Background of the Study
Urbanization in Nigeria is a transformative process that has profound implications for the housing market. As large numbers of people migrate from rural areas to urban centers in search of better employment and living standards, the demand for housing increases dramatically, while the supply often fails to keep pace (Omotayo, 2023). This rapid urban influx has led to a significant imbalance between housing demand and supply, contributing to challenges such as housing shortages, escalated property prices, and the proliferation of informal settlements. Urbanization intensifies competition for limited land resources, thereby increasing construction costs and complicating efforts to deliver affordable housing (Oladipo, 2024). The dynamics of supply and demand in the housing market are further affected by factors such as speculative real estate activities, regulatory bottlenecks, and infrastructural constraints. In rapidly growing urban areas, the existing housing stock is often inadequate to accommodate the surging population, necessitating urgent interventions in planning, construction, and policy formulation. The interplay between urbanization and housing supply is complex, with the potential for urban growth to both stimulate economic development and exacerbate social inequalities. The government and private sector stakeholders have introduced various initiatives to address these challenges, ranging from public housing schemes to incentives for private developers. However, these measures have yielded mixed results due to issues such as funding limitations, implementation delays, and mismatches between policy objectives and market realities (Ige, 2025). This study aims to explore how urbanization influences the supply and demand dynamics of housing in Nigeria. By analyzing demographic trends, housing market data, and policy responses, the research seeks to provide a comprehensive assessment of the current challenges and to propose sustainable strategies for balancing housing supply with the rapid pace of urban growth (Omotayo, 2023; Oladipo, 2024; Ige, 2025).
Statement of the Problem
Urbanization in Nigeria has led to a severe mismatch between the rapidly growing demand for housing and the available supply. This imbalance is evident in overcrowded urban centers, skyrocketing property prices, and the expansion of informal settlements that lack adequate infrastructure and services. Despite efforts by both the government and the private sector to expand the housing stock, the pace of development has been insufficient to meet the needs of an ever-increasing urban population (Omotayo, 2023). The situation is further complicated by regulatory delays, inefficient land allocation processes, and high construction costs, which together hinder timely housing development. As a result, many urban residents are forced to live in substandard conditions, while the overall competitiveness of urban economies is undermined by limited access to affordable housing (Oladipo, 2024). These challenges have significant social and economic repercussions, including increased commuting times, reduced quality of life, and heightened socio-economic disparities. The problem necessitates an urgent examination of the factors driving the imbalance between housing demand and supply. This study will investigate the impact of urbanization on housing market dynamics, with a focus on identifying the key barriers to effective housing delivery and proposing policy recommendations that can help harmonize supply with demand (Ige, 2025).
